GETTING STARTED

DEVELOP YOUR SEARCH CRITERIA
During our initial meeting we will discuss your needs and goals and determine the criteria for your home search.

GET PRE-APPROVED
In a competitive market, it is extremely important to obtain a pre-approval letter from a mortgage lender. This letter strengthens your position when placing an offer on a home. If you do not already have a lender, I will be happy to provide you with a referral.

REVIEW AVAILABLE PROPERTIES
Once we have determined the specifics of your home search, I will email you a list of all relevant properties. With each day that follows, I will send you an email with new listings for your review.

TOUR PROPERTIES
Once you have decided which properties interest you, we will set up a tour to view them. Please let me know what times are best for you to view properties.

DETERMINE A COMPETITIVE OFFER
We will review a CMA (Comparative Market Analysis) of properties within a half mile of the property you are making an offer on. This will help us determine a competitive price and negotiate with the most current market knowledge.

PREPARE A PURCHASE & SALE AGREEMENT
As your agent, I will prepare a Purchase & Sale Agreement that takes your individual circumstances into consideration. The following are the most important aspects of the contract which we will discuss in further detail:

  • Purchase Price
  • Earnest Money Deposit
  • Financing Contingency/Down Payment
  • Inspection Contingency
  • Closing Date

CLOSING THE DEAL

NEGOTIATE THE TERMS OF THE CONTRACT
I will be responsible for representing you and negotiating on your behalf. This process involves discussing the terms of the offer with the Listing Agent, and working through the details of getting you the deal that best fits your needs. The primary steps in closing your real estate transaction involve the below items.

INSPECTION
The Inspection Contingency gives you the opportunity to have a licensed inspector evaluate the property.

TITLE INSURANCE
I will order the Title Insurance on the property once we are under contract. It is necessary to obtain Title Insurance to ensure there are no unknown easements or any “clouds on title” that would effect the use and possession of the property.

APPRAISAL
If you are financing the purchase of your home, your lender will require an appraisal of the property to determine if the value warrants the loan amount. I will be communicating with your lender to verify that the appraisal is ordered and takes place.

FINANCING/LOAN DOCUMENTS
Your lender will be ordering loan documents that must be approved and processed by underwriters in order to obtain the loan. My job is to be in constant communication with your lender regarding this process to ensure we do everything possible to secure loan documents for closing.

CLOSING DATE
We will negotiate an acceptable date to close the transaction. This date will take into consideration time allowed for Inspection, Appraisal, and securing loan documents.

CLOSE OF ESCROW AND RECORDING
Escrow is the neutral party that will coordinate for all parties, hold Earnest Money, and collect all necessary legal documents to close your transaction. After loan documents are received by escrow, they will call you to set up a time to come in and sign the documents. On the day of closing, your documents are recorded with the County office, and once we receive the recording numbers, I will arrange to meet you with the keys to your new home!
